Match the premises to the intended business
Before signing, verify that the proposed activity and premises can meet the applicable registration and licensing requirements. A landlord’s description or an advertised address package is not a substitute for that check.

Check the lease-registration requirement
The Municipalities customer-services instructions say attached lease contracts should be registered through the lease-contract service on Bahrain’s government portal. Do not infer from the absence of the Dubai “Ejari” brand that Bahrain has no registration process.
Confirm the process applicable to your agreement. This guide does not state a universal registration fee, deadline or exemption.
For that municipal application service, lease agreements must be in Arabic or accompanied by an Arabic translation from an appointed translation office. Check the service instructions before uploading documents.

Review the commercial terms in writing
Use a qualified adviser for terms that affect your rights or liabilities. The following is a due-diligence checklist, not a statutory rule or a market-price schedule.
- Identify the parties, premises and permitted business use.
- Clarify rent, deposits, service charges and payment dates.
- Agree responsibility for maintenance, fit-out, utilities and any required approvals.
- Review renewal, rent changes, early termination, assignment and dispute provisions.

Keep proof and recheck changes
Keep the signed agreement, registration evidence where applicable and supporting premises documents. If the business activity or address changes, check the effect on registration and licensing before relying on the existing approval.
